Broken water pipe leaking, toilets not flushing, no water (IF WELL SEE NEXT FAQ), AC not working, loss of power, etc. Please call 239-671-2084. We are available 24/7/365. Appliance repairs and no hot water are not considered emergencies and will be handled the next business day.
I HAVE NO WATER WHAT SHOULD I DO?
First refer to the Well Water System Start Up (CLICK HERE). If after following those instructions you still have no water call the office (239-443-1091) or if after hours, weekend or holidays call the Emergency number (239-671-2084).
THE WATER IN THE TOILET IS STILL RUNNING AFTER I FLUSH, WHAT SHOULD I DO?
Shut off the water supply valve behind the toilet coming out of the wall. Call and report it to the office immediately. No charge for running toilet repairs.
MY TOILETS ARE BUBBLING OR NOT FLUSHING, WHAT SHOULD I DO?
Call and report it to the office immediately. If after hours, weekend or holidays call the Emergency number (239-671-2084).
WHAT DO I DO IF MY A/C IS NOT WORKING?
If it is blowing but not cooling check the AC filter. If dirty, clean and/or replace filter, shut off the AC for approximately 8 hours and turn back on. It should start to cool then. If the filter is clean or the AC system is not blowing any air call the office or if after hours, weekend or holidays call the Emergency number, 239-671-2084.
I JUST TURNED ON MY HEATER & SMELL SOMETHING BURNING, IS ANYTHING WRONG?
If it is the first time of the cool season the AC is turned on it is probably dust on the heating element. If it persists call the office.
WHAT DO I DO IF I HAVE NO HOT WATER?
Reset the water heater breaker in the electrical panel and wait for an hour. If still no hot water call the office.
WHAT DO I DO IF MY SPRINKLERS COME ON DURING THE DAY?
Turn them off or unplug the sprinkler timer box and call the office right away.
WHAT SHOULD I NOT PUT DOWN MY DRAINS THAT WILL HURT THE SEPTIC TANK?
Do not pour any grease, bleach or drain cleaner down the drains. Using a little bleach in the washing machine is OK.
CAN I PARK OR DRIVE ON THE SEPTIC DRAIN FIELD IN THE FRONT, SIDE, OR BACKYARD?
Never drive or park on the drain field hill at the front or rear of the property.
WHO PUTS ON MY HURRICANE SHUTTERS?
If the property has shutters it is the tenant’s responsibility to put them up and take them down in the event of a Hurricane.
